Commercial Agency

Our busy Commercial Agency Department provides specialist advice on all aspects of commercial agency, including sales, acquisitions, lettings and development appraisal.

We offer marketing advice across the main commercial property sectors including retail, office and industrial together with marketing advice and development appraisal for both commercial and residential development opportunities.

We consider ourselves “local” agents with unrivalled knowledge and expertise within our core areas of operation which include Bridgend County, the Vale of Glamorgan, Rhondda Cynon Taff, Neath Port Talbot County and Penarth/Cardiff outskirts.

Property Management

At any one time we have a portfolio of commercial property under full time management for both local and national clients.

Properties under management range from individual properties to retail parades and whole industrial estates.

The key elements of our management service include rent collection, day-to-day property maintenance and repair, debt recovery, execution of Licence/Letting Agreement where appropriate and acting as the first point of contact for the myriad of issues and challenges that property management presents.

Development Appraisal 

We have a wealth of experience in dealing with all matters relating to development, both commercial and residential, from initial advice/appraisal through to acquisition/disposal. We are equally adept at providing advice on  sites ranging from a single potential building plot through to potential development sites of 100 acres plus.

Professional Services

Acting for a wide range of clients we provide professional advice on a range of landlord and tenant matters including rent review, lease renewal, re-gear, ground rent review, property investment/purchase advice. We pride ourselves on our local knowledge and in our view have an unrivalled grasp of values within our chosen geographical area.

Professional Valuations

Watts and Morgan can provide a variety of valuations for all types of property from our Professional Valuation Department. The professional services include formal reports and valuations of properties within each of the office areas.

Following an inspection of a property by one of our experienced property professionals the value is assessed for the production of a RICS accredited report and valuation. This can be tailored for a wide variety of purposes namely:
